The ideal candidate will have prior real estate experience with strong writing and research skills. ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct extensive research and appraisal support tasks such as preparing analysis on relevant market sales and lease transactions.

Prepare written market value reports from cover to cover with substantial analytical guidance of a senior appraiser.

Conduct interviews with market participants to stay apprised on current trends and developments in the local market place.

Conduct research and collect data from both internal database and third party sources with respect to market rental rates, market sales and lease transactions, development applications and general market knowledge.

Perform property inspections (including the occasional out of town assignment).

Maintenance of internal database systems.

Utilize Argus (discounted cash flow software) and 3rd party databases to compile data for appraisal report.

SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position.

QUALIFICATIONS

EDUCATION and EXPERIENCE
Undergraduate degree from a recognized post-secondary institution and a minimum 1-2 years experience with an appraisal firm. Consideration will also be given to applicants with financial underwriting experience and basic knowledge of Argus.

CERTIFICATES and/or LICENSES
The successful applicant is expected to be at a trainee level and on track to becoming a professional appraiser. Additional course work and membership to the Appraisal Institute of Canada will be expected while working towards an AACI designation.

COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE
Requires average knowledge of financial real estate terms and principles. Basic understanding of approaches to value of real estate assets.

REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES
Advanced knowledge of Microsoft office including MS Word, Excel and PowerPoint.
Familiarity with Argus (DCF) and Argus Enterprise.
Basic programing skills would be an asset.

You will work in partnership with other Directors and management team, to assist in developing and implementing strategies and business plans developed by the RVA Management Committee to achieve the business unit’s strategic goals as well as provide consulting services to new and existing clients.

You will work side-by-side with Philip Smith, Executive VP who not only manages the Public Sector Services Group but kickstarted it in Toronto. You will have an opportunity to learn from and be mentored by an expert in the field with over 30 years experience. With a breadth and depth of knowledge gained from working closely with clients across Canada Philip has developed and coordinated real estate strategies for a wide variety of corporate, government and nonprofit clients. An expert strategist and forward-thinker he has addressed a range of topics including the impact of bank mergers on the Toronto office market to the business case for green buildings and the impact of changes in financial reporting standards on the valuation profession. He also teaches a two day valuation course for RealPac and, together with his colleagues, co-wrote a chapter in the recently published  “Canadian Commercial Real Estate: Theory, Practice, Strategy” also prepared by RealPac.

Our new Director will:

  • Manage multiple complex client projects. Oversee and directly contribute to client-facing property appraisal work for public sector clients. This includes valuation, research, comparative studies and all aspects of project management.
  • Establish and exceed strategic and performance goals. Set and meet annual project goals including client deliverables, financial performance and efficient use of all direct reports.
  • Contribute to budget planning process. Ensure the team’s actions are consistent with organizational values, strategic plan, policies, practices and procedures.
  • Ensure client satisfaction, commitment and growth. Develop strategies to build strong business relationships and grow client relationships in a manner that leads to contract renewal, referrals and service expansion including upsells and cross-sells.
  • Maintain ongoing client communication. Conduct project reviews and undertake issue resolution. Lead the assessment of client requirements and monitor the performance of quoted delivery time.
  • Work with Senior Management to develop marketing plans for up-selling additional services. Partner with peers across other Business Units to explore opportunities for cross-selling.
  • Build the business. Make recommendations for sponsorships and act as Business Unit representative at functions, when assigned. Perform Investment Trends Surveys as appropriate for the practice area.
