 The Role.


We are seeking a Valuation Consultant to join our Private Sector Team in Victoria, BC.  The role is a work-from-home arrangement with the goal of expanding the marketplace to support a local office. The focus of the work is on the development of valuation reports for private sector clients.  This involves establishing the cost for the reconstruction of existing buildings for insurance placement.  Through site inspections, research, expert analysis and collaboration, the Valuation Consultant develops a solid and defendable rationale for the final value assigned to a property.  Note that a large component of this role focuses on the costing process.

 The Requirements.



  • Degree or Diploma in Engineering, Architecture, Construction, Finance, Architectural Technology or a related field.

  •  Appraiser designation or candidate member with a willingness to obtain an ASA designation. 

  • Previous appraisal experience, construction experience or an understanding of building design, infrastructure and the ability to read blueprints is an asset.

  • Willingness to travel to client sites, including extended stays and international travel

  • Valid Driver’s License, clean driving abstract and access to safe, reliable transportation.

  • Provision of a criminal background check.

  •  Valid passport or ability to obtain a passport.

With a breadth and depth of knowledge gained from working closely with clients across Canada Philip has developed and coordinated real estate strategies for a wide variety of corporate, government and nonprofit clients. An expert strategist and forward-thinker he has addressed a range of topics including the impact of bank mergers on the Toronto office market to the business case for green buildings and the impact of changes in financial reporting standards on the valuation profession. He also teaches a two day valuation course for RealPac and, together with his colleagues, co-wrote a chapter in the recently published  “Canadian Commercial Real Estate: Theory, Practice, Strategy” also prepared by RealPac.


Our new Director will:



  • Manage multiple complex client projects. Oversee and directly contribute to client-facing property appraisal work for public sector clients. This includes valuation, research, comparative studies and all aspects of project management.

  • Establish and exceed strategic and performance goals. Set and meet annual project goals including client deliverables, financial performance and efficient use of all direct reports.

  • Contribute to budget planning process. Ensure the team’s actions are consistent with organizational values, strategic plan, policies, practices and procedures.

  • Ensure client satisfaction, commitment and growth. Develop strategies to build strong business relationships and grow client relationships in a manner that leads to contract renewal, referrals and service expansion including upsells and cross-sells.

  • Maintain ongoing client communication. Conduct project reviews and undertake issue resolution. Lead the assessment of client requirements and monitor the performance of quoted delivery time.

  • Work with Senior Management to develop marketing plans for up-selling additional services. Partner with peers across other Business Units to explore opportunities for cross-selling.

  • Build the business. Make recommendations for sponsorships and act as Business Unit representative at functions, when assigned. Perform Investment Trends Surveys as appropriate for the practice area.

The Partnerships Department in the Ministry of Transportation and Infrastructure is responsible for facilitating the installation of transportation infrastructure throughout British Columbia.


The Properties and Land Management Branch is responsible for several billion dollars in land and water assets held by the BC Transportation Financing Authority (BCTFA), which is a Provincial Crown corporation. The BC Transportation Financing Authority (BCTFA) is established under the Transportation Act to plan, acquire, construct, hold and improve transportation infrastructure throughout the province. The BCTFA owns all provincial highways and land held for construction of future transportation infrastructure.


The Land Project Manager is responsible for managing land improvement projects to gain significant enhancements in land value and/or land use and, plays a key role in administrating partnership and contribution agreements. Primary Objective: Prepares analysis or portions of appraisal reports and cash flow projections as directed by the Sr. Analyst, Consultant, Sr. Consultant, Associate Director, Director, or Sr. Director to be used in the valuation process. Please note that this role will cover Moncton, Fredericton and Charlottetown. There is some flexibility out of which city the successful candidate can be based.


Key Responsibilities:

• Prepare accurate analysis or portions of appraisal reports using the latest market information obtained from various internal / external partners. Extensive senior co‐worker review is anticipated.

• Conduct research and collect data from both internal database and third party sources with respect to market rental rates, comparable building transactions and general market knowledge.

• Ensure data collected as part of on‐going assignments is entered accurately into the company database in a timely fashion.

• In partnership with the Sr. Analyst, Consultant, Sr. Consultant, Associate Director, Director, or Sr. Director, perform building inspections.

• Continuously upgrade the level of knowledge regarding market and industry trends.

• Accurately complete time sheets on a daily basis ensuring non billable time and recoverable expenses are clearly outlined.

• Become a Candidate with the Appraisal Institute of Canada. Maintain Candidate status by completing requirements outline by the AIC, e.g. completing minimum of one (1) of the required courses towards designation per year.

• Develop internal network and relationships to facilitate information sharing.

The Job Description
