The emergence of Syndicated Mortgage Investments (SMIs) on the Canadian funding and investing landscape provides an opportunity for investors but also makes them vulnerable to unanticipated losses, higher risks and potential fraud. Appraisals help to ensure that properties are not overvalued and detect and prevent mortgage fraud or other issues involving real property and contribute to an increased level of stability to the real estate market in Canada. As part of fraud prevention month, the AIC is providing Members with this webinar to provide guidance in terms of how to approach an SMI assignment as well as explore what their responsibilities are in general terms. The Financial Services Regulatory Authority of Ontario will provide an overview of SMI regulations as well as insight into what they have seen in terms of fraud, conflict of interest, common broker\/appraiser\/investor problems, « as-is » vs. « as if complete », altered appraisals, and best practices.<\/p>\n
