Become a Property Valuation Specialist with MPAC
The Municipal Property Assessment Corporation (MPAC) is made up of a team of experts who understand local communities and assess every property in Ontario. Here’s what you will do as part of the team:
· Valuation of Hospitality Properties including Hotels, Long-Term Care, Retirement Homes and Golf Courses;
· Maintain current property values, review and respond to formal challenges such as Request for Reconsiderations and Appeals to properties in an assigned portfolio;
· Inspect, collect, research and analyze data relevant to the valuation process;
· Apply appropriate valuation approach(es) as required by property classification;
· Communicate with and provide appropriate customer service to taxpayers and municipalities;
· Appear before tribunals and courts as an expert witness to explain the methodology and process for determining the assessed value;
· Provide training to staff on valuation techniques for specific property types, and provides input to the development/update of various training manuals; and
· Prepare and deliver presentations to internal and external business stakeholders to proactively communicate valuations and standards.
Here’s what you will need to succeed:
· A post-secondary degree or diploma in a related field such as Real Property Administration, Real Estate and Housing Program, Geography, Urban Planning, Economics etc.;
· A certification with IMA, AIC, IAAO or RICS;
· A least 5 years of experience with diverse high profile commercial properties in the valuation discipline of income (e.g. Hospitality property types);
· Expert knowledge of appraisal techniques and theory on the approaches to value for commercial properties including large portfolio clients with multiple property types;
· Strong research, analytical and problem-solving skills to undertake investigation of valuation issues;
· Written communication skills and experience in preparing detailed valuation reports, briefing notes and responses to client enquiries; and
· Exhibit strong communication and team building skills to liaise with and convey valuation concepts and theories to internal and external stakeholders.
Nice to have:
· Knowledge/experience in the application of various valuation tools including cost manuals, multiple regression analysis, MPAC policies and procedures;
· Knowledge of assessment related legislation and regulations, including the Assessment Act and the Municipal Act; and
· Proficient in the use of corporate and property-specific computer programs, including statistical applications (SPSS).
