OBJECTIVE:

After a few years away from work for personal reasons, I am looking to return to work, even in a role that might seem junior for my experience. I have many years doing financial analysis, valuations, underwriting & research in commercial real estate, and am seeking a role with a growing company involved in real estate financing, development, acquisitions, leasing, urban planning, asset management or property management. My skillset includes computer modelling, writing, strategic thinking, architectural design and consulting.

WORK EXPERIENCE:

SENIOR ASSOCIATE/UNDERWRITER, R2/ CapStack Advisory Services Inc. 2018 -- 2019

• Assisted in business origination on debt and equity deals from early stages to signing of mandate.

• Raised $70 million on a condo project, as well as land loans, refinancings and other projects.

• Cash flow and lease analysis and other research on properties and developments.

• Prepared confidential underwriting packages to send to lenders, using proprietary software.

• Worked with lenders to generate Term Sheets and Commitment Letters and with client evaluation of terms offered by lenders or equity investors.

• Coordinated provision of information with lenders to ensure Credit Committee loan approval and funding of refinancings and condo construction projects.

SALESPERSON, Cityscape Realty Inc. Brokerage 2016 -- Present

• Assisted clients by making purchase offers on commercial and residential properties, including identifying opportunities and performing related research.

PRINCIPAL/OWNER, Cassandra Research Inc. 2013 -- 2018

• Site selection analysis and urban planning research for condominium developers.

• Pro bono work on urban planning matters, including work and testimony on OMB appeals.

SENIOR FINANCIAL ANALYST & RESEARCHER, Jones Lang LaSalle 2005 -- 2011

• Financial analyst and researcher for office leases, industrial leases and property sales for JLL Canada’s Toronto & Mississauga offices, with additional work for the Montreal office.

• Authored or co-authored research reports for clients, such as the Government of Canada and ING.

• Developed sophisticated Excel models for analysing leases and calculating valuations.

• Participated in various lease negotiations, including discussions with clients and landlords.

• Lease analysis and advisory for lease renewals, such as BMO (165,000 sf) & AON (41,000 sf) and for lease restructurings/extensions, such as Microsoft (160,000 sf).

• Developed Argus models of multi-tenant office buildings for clients.

• Consulting work and property valuation (Broker Opinions) for clients, including Mercedes Benz Canada.

• Created an Excel leasing model which was adopted by Whirlpool as their international standard.

• Participation in the design/build process for a new head office for Adidas Canada (125,000 sf).

• Worked with salespeople and clients as the “in-house expert” for City of Toronto & provincial property development tax incentives (IMIT & Brownfield incentives).

• Management, design and contracting work on renovations and restorations of residential properties.

FINANCIAL ANALYST, Reichmann International/IPC Realty Services 1997 – 2002

• Created complex Budget Pro Forma and Cash Flow models in Excel, Lotus & Project Plus of the 55-storey Torre Mayor office tower, prior to construction in Mexico City, including development budgets & cash flows, and other models for leasing, financing or for showing potential investors.

• Worked on real estate acquisitions and bids, including investment (IRR) & Discounted Cash Flow analysis of properties, the preparation of valuations and creation of financial projections using Argus & Excel.

• Involved in the creation and IPO of IPC US REIT ($155 Million raised).

• Creation of a complex 10-year Business Plan/Cash Flow model in Excel for Canary Wharf.

• Various contributions leading to the IPO of Canary Wharf, including evaluation of appraisals.

• Creation of a 10-year Budget & Cash Flow model in Excel for a UHN Deal for MARS.

• Performed financial analyses of potential nursing home acquisitions in the US.

• Valuation and financial analysis of leases, warrants, options & SWAPS.

• Conducted field research for appraisals, including title searches and site visits.

• Conducted comprehensive, strategic research/planning studies for the Real Estate Department, so McDonald’s could optimise sales & real estate investments in cities in Ontario & The Maritimes.
