PLEASE NOTE: Under the Canadian Uniform Standards of Professional Practice (CUSPAP) , CRA members must use that designation in connection with the appraisal, review or consulting on individual undeveloped residential dwelling sites and of dwellings containing not more than four (4) self-contained family housing units.  Where a CRA Member signs a report beyond their scope of work, it must be co-signed by an AACI.

Under CUSPAP, prior to accepting an assignment or entering into an agreement to perform any assignment, an appraiser must have the knowledge and experience to complete the assignment competently, alternatively, take all steps necessary or appropriate to complete the assignment competently.

In 1965, Wilfrid Groulx, with some partners from the new-home construction industry, founded a new real estate sales company in what was then Port Arthur, Ontario to sell new houses being built in the Grandview neighbourhood off River Street. The new company was called Lakewood Realty Limited and its motto was, "Ask the Man in the Derby Hat" since all the sales staff of Lakewood wore derby or bowler hats! The company continues to this day as the parent corporation of Lakewood Appraisal Services which is a registered trade name for the business. Tim Groulx joined his dad at Lakewood in 1974 and took over the firm in 1978. By 1980, the company operated Lakewood Realty as a real estate brokerage firm, Lakewood Mortgage Services as a mortgage broker and Lakewood Appraisal Services doing real estate appraisal work. The other branches of the firm were closed in 1985 and since then, Lakewood has focused solely on the appraisal of residential and recreational real estate in the City of Thunder Bay and across Northwestern Ontario. We do house appraisals and cottage appraisals as well as rural and vacant land appraisals. These value estimates may be needed when you require an appraisal for buying, selling or refinancing a property. You might also need a Capital Gains Tax appraisal, a relocation appraisal or a divorce appraisal. When making family plans, you might need a cottage appraisal ( what locally is called a camp appraisal ).
