Valuation Analyst

About the role
We are seeking a motivated and detail-oriented Valuation Analyst to join our Tax and Valuation team. This role supports the Director, Tax and Valuation in delivering high-quality appraisal reports, managing property tax assessments, and reviewing Payments in Lieu of Taxes (PILT) for a crown corporation portfolio. The ideal candidate is enrolled in the Appraisal Institute of Canada\’s AACI designation program and has a strong interest in commercial real estate valuation and taxation. This role provides specialized, in-depth experience in assessment review, tax appeal management, and property optimization, supplemented by broad exposure to all asset classes within our comprehensive investment portfolio.
Key Responsibilities:
- Conduct market research and data analysis to support appraisal and tax assessment work,
- Assist in preparing and managing property tax appeals, including gathering evidence and liaising with legal and municipal contacts,
- Assist the PILT team with processing payments and ensuring accuracy of data and remittances,
- Prepare draft appraisal and consulting reports under the supervision of the Director,
- Maintain and update property databases, comparable sales files, and valuation models,
- Collaborate with internal departments (asset management, development, property management) to gather relevant property and financial data,
- Participate in third-party appraisal assignments and consulting projects as needed.
About you
- Enrolled in the AIC Candidate Program and working toward the AACI designation,
- Degree or diploma in Real Estate, Commerce, Economics, Finance, or a related field,
- Strong analytical and research skills with attention to detail,
- Proficiency in Microsoft Excel, Word, and valuation software (e.g., Argus, DCF models) is an asset,
- Excellent written and verbal communication skills,
- Ability to manage multiple priorities and meet deadlines,
- Interest or experience in property tax, PILT, or assessment appeals is a strong asset,
- Mature, pleasant and professional demeanor,
- Ability to effectively prioritize and execute multiple tasks,
- Highly organized and ability to process large volumes of information,
- Manage changing and conflicting priorities.
