Job Description:

MPR Advisors Inc., a leading real estate appraisal and land use planning company specializing in valuation related to expropriation, Section 42, and Section 37 matters in Ontario, is seeking a dedicated and detail-oriented Associate Appraiser to join our team. As an Associate Appraiser, you will play a vital role in supporting the appraisal process by conducting property research, collecting data, performing analysis, and assisting with valuation assignments. This position offers an excellent opportunity to gain practical experience in the field of real estate appraisal and contribute to our clients\’ appraisal needs.

Responsibilities:

  • Conduct research and gather property-related data from various sources, including property records, land use controls, market reports, and online databases.
  • Assist senior appraisers in preparing appraisal reports by collecting, organizing, and analyzing relevant property information, market trends, and comparable sales data.
  • Perform property inspections to assess condition, features, and relevant characteristics for appraisal assignments.
  • Prepare draft appraisal reports under the guidance and supervision of senior appraisers, ensuring accuracy, clarity, and adherence to industry standards.
  • Collaborate with team members to review and verify property data, including legal descriptions, property boundaries, and zoning regulations.
  • Assist in determining property values using appropriate appraisal methodologies, such as the sales comparison approach, income approach, and cost approach.
  • Stay updated on real estate market trends, industry regulations, and appraisal best practices to enhance professional knowledge and skills.
  • Communicate with clients, property owners, and stakeholders to gather necessary information and address inquiries related to appraisal assignments.
  • Collaborate with colleagues to ensure efficient workflow, share knowledge, and provide assistance as needed.

Qualifications:

  • Bachelor\’s degree in urban planning, real estate, finance, economics, or a related field. Additional certifications or designations related to real estate appraisal are a plus.
  • Prior experience in the real estate industry, preferably in appraisal or related roles, is desirable but not mandatory.
  • Knowledge of real estate appraisal principles, methodologies, and industry standards.
  • Familiarity with property research tools, databases, and software applications commonly used in the appraisal field.
  • Strong analytical skills with the ability to gather, interpret, and evaluate property data.
  • Detail-oriented mindset with a focus on accuracy and quality in data collection and analysis.
  • Effective written and verbal communication skills to convey information clearly and professionally.
