Job Summary
The role requires strong analytical, research, and communication skills to independently conduct property inspections, develop financial models, and prepare valuation reports. The individual will also guide junior staff and ensure quality and consistency across deliverables using industry best practices.
Key Responsibilities:
- Conduct market research using internal databases and third-party sources to gather relevant property and market data
- Source zoning, planning, development, and transactional data to support appraisal work
- Guide junior staff on effective data sourcing methods and industry contacts
- Audit and review data input from junior staff for accuracy, consistency, and completeness
- Create and analyze financial models in Excel/ARGUS using standard valuation methodologies
- Apply the Income, Comparison, and Cost Approaches to determine property valuations
- Independently conduct property inspections to collect site data, measurements, and photos
- Draft comprehensive appraisal reports using current market trends and analysis
- Review and finalize appraisal conclusions including methodology selection and value reconciliation (with senior review)
- Collaborate with Cost practitioners and contribute to broader market studies when needed
Key Qualifications:
- Bachelor’s degree required; preferred in Real Estate, Business/Commerce, or Economics (3-year CEGEP diploma in Real Estate acceptable in QC)
- Minimum 3 years of relevant experience in commercial real estate appraisal or consulting
- Candidate Member of the Appraisal Institute of Canada with at least 50% coursework completed
- Strong knowledge of appraisal methods, valuation principles, and real estate market dynamics
- Proficient in financial modeling tools such as Excel and ARGUS; familiarity with Dyna and Marshall & Swift is an asset
- Demonstrated ability to independently manage property inspections and data collection
- Excellent research and analytical skills with strong attention to detail
- Skilled in reviewing and editing appraisal reports and ensuring data quality
- Strong written and verbal communication skills for preparing professional, client-ready reports
- Proficient in Microsoft Office (Outlook, Excel, Word); valid driver’s license and clean driving record required
