Innovative Property Solutions (IPS) is a valuation and consulting firm providing independent, real estate appraisal and advisory services across the GTHA, with a focus on commercial assets.
The opportunity
IPS is seeking an experienced AIC Candidate Member with commercial valuation experience who is progressing toward the AACI designation. IPS offers a dynamic, growth-oriented culture. This role is suited to a candidate who can complete end-to-end commercial appraisal assignments with appropriate supervision and co-signing support, as required, and who is motivated to further strengthen technical competency across the recognized approaches to value.
Key responsibilities
- Perform property inspections (interior/exterior), collect site and building data, and document condition, tenancy, and key physical attributes.
- Complete market research, including sales, lease, and listing evidence; confirm data with market participants where feasible; and maintain clear work file support.
- Develop valuation analyses for a range of commercial property types (as applicable by assignment mix)
- Prepare clear, defensible narrative appraisal reports aligned with CUSPAP and IPS internal quality standards.
- Support senior appraisers with feasibility-style analyses, highest and best use discussions, and market commentary (zoning/official plan context, risk factors, and market trends), where relevant.
- Manage deadlines across multiple files and maintain proactive communication with clients and internal reviewers.
Who you are
- Analytical and detail-oriented, with the ability to write well-supported reasoning and reconciliation.
- Comfortable with fieldwork and professional, client-facing communication.
- Able to work independently while seeking feedback and implementing review comments efficiently.
- Proficient with common appraisal tools and workflows (spreadsheets, report writing, data organization).
Qualifications
- AIC Candidate Member in good standing and actively pursuing the AACI designation.
- Minimum one (1) year of commercial valuation experience (candidate-level), including report writing responsibilities.
- Excellent written and verbal communication skills.
- Valid Ontario driver’s licence and a reliable vehicle.
- Strong working knowledge of market-based valuation methodology and the three approaches to value typically applied to commercial assets.
- Strong analytical and financial modelling capability
- Proficiency with MLS, GeoWarehouse, MPAC, Microsoft Office, and appraisal-related platforms.
Previous experience with banks, financial institutions, credit unions, lending, mortgage underwriting, risk assessment, or real estate financing is considered an asset.
